Estimate Your Monthly Payment
The rate box starts at 7.40%, the national 30-year fixed average Freddie Mac reported for the week of October 8, 2026 (the 15-year average was 6.73%). Your own rate depends on your credit, loan type and lender, so change it to the rate you are quoted.
The parts
What Goes Into a Florida Payment
- Principal and interest: the loan itself, set by the price, down payment, rate and term.
- Property tax: set by the county and city where the home sits. The county property appraiser's site shows the current tax bill for a home, and a new owner's bill can change after a sale.
- Home insurance: often a larger share of the payment in Florida than in other states. Get a quote on the actual home before you write an offer.
- Flood insurance: most homeowners policies do not cover flood, and a new flood policy usually starts 30 days after purchase (FEMA FloodSmart). Your lender may require it in some flood zones.
- HOA dues: many Central Florida neighborhoods have them. Ask for the current amount and what it covers.
- Mortgage insurance: with less than 20% down, most conventional loans add it. The calculator leaves it out, so ask your lender for the figure.

Homestead and Your Tax Bill
If the home will be your main residence, Florida's homestead exemption can take up to $51,411 off its assessed value in 2026: $25,000 off all taxes plus an inflation-indexed $26,411 off non-school taxes (Florida Department of Revenue, January 2026). You must own and live in the home on January 1 and apply by March 1 with the county property appraiser, using form DR-501 or the county's online filing. After that, the Save Our Homes rule limits how much the assessed value of a homestead can rise each year. The homestead exemption guide has the details.
