Plain reading
What Stands Out
Homes are taking longer to sell in most of these towns than a year ago. Clermont's median days on market rose from 34 to 48, Minneola's from 43 to 59 and Orlando's from 48 to 52. Kissimmee and Winter Garden held about level, and Apopka sold a little faster.
Prices moved in both directions. Winter Garden, Clermont and Kissimmee were up on a year earlier; Ocoee, Apopka and Minneola were down. Orlando as a whole was down 1.2%.
Montverde's 59.8% jump rests on very few sales (Redfin counted 9 in August 2026), so a few large homes can swing its median. Treat small-town figures like this one with care.

Mortgage Rates and Moves
Freddie Mac's survey put the national 30-year fixed average at 7.40% and the 15-year at 6.73% for the week of October 8, 2026. At 7.40%, principal and interest on a $405,000 30-year loan come to about $2,804 a month; try your own numbers in the mortgage calculator.
Florida is still gaining people, more slowly than a few years ago. Net migration was +201,191 in 2025, down about 66% from 598,737 in 2022 (US Census estimates via the University of Florida's Shimberg Center, July 2026).
